Most fee pages tell you where to enquire. This one tells you the numbers — because if a fee can't be printed, it shouldn't be charged.
When we find you a new tenant, the letting fee is one week's rent + GST, deducted from the first rent received — never invoiced upfront.
And we back our tenant-finding with a simple promise: a signed tenancy within 15 working days of your property going live, or the letting fee is waived. Entirely — not deferred.
The clock starts the day your property is listed and ready to rent: photos done, listing live, legally compliant, clean, and available for viewings. Working days are Monday to Friday, excluding New Zealand public holidays.
A tenancy agreement signed within the 15 working days — even if the tenant moves in later.
The guarantee applies while the property is marketed at or below our written rental appraisal. Days listed above appraisal don't count toward the 15.
We need reasonable access to show the property. If a tenant still lives there, viewings depend on their agreement, as the law requires — any day we can't show the property doesn't count toward the 15.
Before we list, we agree tenant-selection criteria with you in writing. If you decline two or more applicants who meet those criteria, the guarantee ends and the standard letting fee applies.
The guarantee ends if you withdraw the property or change what you're asking for — rent, tenancy length, pets, furnishings. If a tenant we introduced signs a tenancy for your property within 90 days of our marketing ending, the letting fee is still payable.
The guarantee applies to each new letting. Renewals and rent reviews with existing tenants carry no fee at all.
One last thing, for completeness: in the rare event a case needs Tenancy Tribunal representation, the first hour is free, then $60/hr + GST. Good tenant selection keeps nearly every tenancy well away from there.
